小原正徳（こはら まさのり、1981年 - ）は、日本の不動産投資家、事業家。東京大学文学部卒業後、EYグループの不動産部門、ゴールドマン・サックスの不動産ファンド運用部門などを経て、2016年に不動産科学研究所を設立。不動産鑑定士、宅地建物取引士の資格を持ち、自ら不動産投資やマンション開発を手がけるほか、不動産投資に関する教育・情報発信にも取り組んでいる。『世界の超富裕層がしている「最初の1億円」の作り方』では、自身の投資や資産形成の経験をもとに、副業による収入の獲得から、仕組み化、信用を活用した投資へと段階的に進み、資産を拡大していくための考え方と方法を解説している。
Masanori Kohara (born 1981) is a Japanese real estate investor and entrepreneur. After graduating from the University of Tokyo, he worked in real estate at EY and in real estate fund management at Goldman Sachs before establishing the Real Estate Science Institute in 2016. A licensed real estate appraiser and real estate transaction specialist, he invests in properties and develops apartment buildings while also providing education and information on real estate investment. In "Sekai no Cho-Fuyuso ga Shiteiru 'Saisho no Ichiokuen' no Tsukurikata," drawing on his own experience in investing and wealth building, Kohara explains a step-by-step approach to building assets, from generating income outside one's primary job to creating recurring income systems and using credit to expand investments.
